Have a copy of the lease handy when meeting with the potential renter; Often they may want to look at the lease in advance of committing to the rental.

Have your rental terms on a flyer when you meet the potential renter to show them the rental.  That way no misscommunication happens as to what terms are expected (print out your flyer from your BrightRentals web ad!)

Have an application with you to check out a renters qualification.  A credit check is highly recommended.

Promptly return all rental calls.  If you are not available to anwser calls, leave the details of the rental on your voice mail (price and location).
